What We See in Aurora Houses

Aurora is really two housing markets wearing one name, and the flooring conversation is completely different depending on which side of the city you are on. West of Chambers, in Del Mar Parkway, Hoffman Heights, and the older blocks off Colfax, you are mostly looking at compact 1950s and 1960s ranches on crawlspaces. These often have original hardwood, sometimes in good shape and sometimes chopped up by a past kitchen remodel. Subfloors squeak, and floors are rarely level end to end.

Village East and Hutchinson Hills fill in the 1970s and 1980s: split-levels and two-stories with a lot of short stair runs. Stairs are where these jobs get expensive if nobody plans for them, because every landing is a transition and the treads have to match the floor they connect to.

East of E-470, in Saddle Rock, Tallyn's Reach, and around Southlands, the homes are newer, bigger, and almost all slab-on-grade with builder-grade carpet upstairs and a small patch of engineered wood by the entry. The common request out there is a whole main floor in luxury vinyl plank, which is straightforward work as long as the slab is flat and dry. We test rather than assume.

Aurora also has a lot of rental and investment property, especially in the older western neighborhoods. Those jobs have different priorities than an owner-occupied remodel: durability, fast turnaround between tenants, and material that can be spot-repaired instead of replaced wholesale.
