What We See in Commerce City Houses

Commerce City splits cleanly into two halves with almost nothing in common. South of 96th, in the original city, the housing is mostly 1940s through 1960s: small ranches and bungalows, many of them modest, a good share of them rental or owner-occupied for decades. Subfloors need checking, original hardwood turns up regularly, and pre-1980 vinyl and mastic have to be tested before removal.

North of 96th is an entirely different city built in the last twenty-five years. Reunion, Buffalo Run, Second Creek Farm, and Belle Creek are tract subdivisions on flat slabs with open plans and builder-grade finishes throughout. The work there is upgrading rather than repairing: replacing the carpet and thin laminate the builder installed with something that will last.

The older south side is also where we see the most investment and rental property in the north metro. Those jobs prioritize durability and turnaround over finish detail, which is a legitimate set of priorities and worth being straightforward about when quoting.

Water-resistant, wood-look flooring that holds up to pets, kids, basements, and Colorado's dry winters without the seasonal gapping you get with solid wood.

Worth Knowing Before You Start in Commerce City

Flooring Questions from Commerce City Homeowners

Do you work on rental and investment property?

PLACEHOLDER — Orlando: answer directly. There is real rental volume in south Commerce City and this question gets searched. Include turnaround expectations if you take this work.

What is the difference between old and new Commerce City for flooring?

Almost everything. South of 96th you are working in postwar homes over crawlspaces, where the job starts with finding out what is under the existing covering and whether the subfloor is sound. North of 96th you are working over flat slabs in twenty-year-old tract homes, where the substrate is predictable and the job is about material choice and layout.

The builder-grade laminate in my Reunion home is failing. What should I replace it with?

Builder-grade laminate from the 2000s tends to fail at the edges and seams once moisture gets in, and it is rarely worth patching. Waterproof luxury vinyl plank is the usual replacement in these homes: it handles the same traffic, it tolerates moisture, and it installs over slab without difficulty.

How long will my flooring installation take?

PLACEHOLDER — Orlando: typical timeline for an average job, and what pushes it longer.
