What We See in Denver Houses

Denver's older neighborhoods are the most interesting flooring work in the metro and the least forgiving. Bungalows in Park Hill, Congress Park, Berkeley, and Baker mostly date to between 1900 and the 1930s. They were built with narrow-strip oak or fir over plank subfloors, and a century of settling means the floors are not flat, the door openings are not square, and the stair runs are tight and steep. A crew that installs the same way it would in a new build will produce visible problems in a house like this.

The postwar ring, meaning Virginia Village, Harvey Park, Athmar Park, and much of southeast Denver, is 1950s brick ranch territory. Original oak under carpet is common and often salvageable. These homes also have the metro's most consistent layout, which makes them predictable to quote once we have seen one.

Then there is the infill: the scraped lots and duplexes in Sloan's Lake, Jefferson Park, and along the Highlands, built in the last fifteen years. Slab or engineered joist, wide-open main floors, and buyers who want to replace builder-grade material with something better. Long uninterrupted runs look great but need careful planning around expansion gaps and where seams fall relative to windows.

If your home is in a designated historic district, that governs the exterior. Interior flooring is your business. The practical constraint in those houses is not the city, it is that original material is worth preserving where it can be, and once it is gone it is gone.

My Denver bungalow has original hardwood. Should I refinish or replace?

Refinish if there is enough wood left above the tongue to sand, which there usually is unless it has been done several times already. Original narrow-strip oak or fir in a pre-war home is worth keeping, and it is hard to buy anything comparable today. We check thickness at a vent or a threshold and give you a straight answer rather than defaulting to whichever option is easier to sell.

There is old vinyl under my carpet. Is that a problem?

It can be. Sheet vinyl and floor tile installed before the early 1980s may contain asbestos, and so may the mastic under it. It is harmless while it is intact and sealed under something else, and it becomes a problem when someone rips it up dry. If we find suspect material we stop and have it tested. If it is positive, abatement goes to a licensed abatement contractor before we do anything further. That is not us being cautious for the sake of it; it is the law and it is the right order of operations.

My floors slope. Can you fix that?

We can level the surface enough for a sound flooring installation, which is what most homeowners actually need. We cannot correct a settling foundation, and any contractor who says they will fix a slope with floor patch is selling you something. If the movement looks structural we will say so and tell you to get a structural opinion before spending money on finishes.

Do I need a permit to replace flooring in Denver?

Replacing floor covering does not typically require a permit. Bathroom remodels that relocate plumbing, alter electrical, or move walls do, through Denver Community Planning and Development.
